Mortgages for foreigners in Czechia: what banks really want

EU citizens get the same terms as Czechs. For non-EU citizens banks usually require permanent residence, or long-term residence with a higher down payment.

Expect to put in at least 10% of your own funds on a standard mortgage, and rather 20–30% as a foreigner without permanent residence. Verifiable income in Czechia for at least six months is decisive.

Getting pre-approved before you start searching strengthens your negotiating position considerably — sellers prefer a buyer with certain financing even at a slightly lower price.
